That rule applies in Coimbatore just as it does in Chennai, although older habits of asking for large “advance” amounts still linger. The legal cap on deposits

The Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017 says a landlord cannot charge a security deposit exceeding three times the monthly rent. It does not set a minimum, so a landlord and tenant can agree on one or two months. Amounts beyond three months are not enforceable in the way the landlord may hope, and a tenant can raise the issue before the Rent Authority.

Advance, deposit and lease: know the difference

If you are offered a lump-sum lease on a house in areas like Vadavalli or Saibaba Colony, treat it as a significant financial transaction. Check the owner’s title and any bank loan on the property, since your money is effectively unsecured.

What can be deducted from the deposit

  • Unpaid rent up to the date of handover.
  • Unpaid electricity, water or maintenance bills that the tenant was responsible for.
  • Repair of damage beyond normal wear and tear, such as broken fittings or holes in walls.
  • Any other sum the agreement lawfully makes payable by the tenant.

Normal fading of paint, minor scuffs and ageing of fittings are part of ordinary use. The Act’s Second Schedule splits routine repairs between landlord and tenant, and your agreement can fine-tune that split.

Refund: how to make it smooth

  1. Do a joint inspection at move-in, with dated photos and an inventory.
  2. Give notice as required by the agreement and share the date you will hand over keys.
  3. Do a second joint inspection, compare with the move-in record and note meter readings.
  4. The landlord refunds the balance with a written list of deductions and bills.

If the landlord refuses to refund, or deducts amounts the tenant disputes, either side can apply to the Rent Authority for the area. The Act aims to settle such matters quickly.

Rent increases and revision

The Act leaves the rent to the parties, but it controls how rent changes. During a fixed term, rent can only be increased if the agreement expressly allows it. Otherwise, the landlord must give at least three months’ written notice of a revision. If the parties cannot agree, the Rent Authority can decide the revised rent. It is sensible to write a clear annual escalation clause, for example a fixed percentage at renewal.

Rent norms in Coimbatore

Coimbatore rents vary widely by locality, building age and amenities. A flat near IT parks on Avinashi Road or in Saravanampatti, a family house in R.S. Puram, and a showroom on a main road are priced on very different bases. Rather than rely on rule-of-thumb figures, compare similar listings, ask for the society’s maintenance charges, and factor in parking, water supply and power backup.
