Buying a plot is often the first big property decision for Indian families and investors. It is simpler than buying a finished home, but the paperwork matters even more. Use this checklist to stay on track.
1. Set your budget
Include the plot price, registration and stamp duty, legal fees and any development or corpus charges. If you plan to build soon, keep construction costs in mind too.
2. Choose the location
- Road access and distance to your workplace, schools and hospitals
- Upcoming infrastructure such as highways, ring roads and industrial areas
- Water availability and drainage
- Neighbourhood growth: are homes already being built nearby?
3. Verify approvals
Ask for the DTCP or local body layout approval and the RERA registration number where applicable. Match the approval with the survey number of your plot.
4. Check the title documents
- Parent documents and the chain of ownership
- Patta in the seller’s name
- Encumbrance Certificate (EC) covering many years
- Property tax receipts where applicable
A lawyer’s title opinion is worth the fee.
5. Visit the site
Walk the plot, check the boundary stones and confirm the dimensions and road width match the approved layout. Visit at different times of day.
6. Agree terms in writing
Get a clear sale agreement that lists the price, payment schedule, plot number, dimensions and what the seller must provide before registration.
7. Arrange finance
Plot loans have different rules from home loans. Many lenders fund plot purchases only for approved layouts, so approvals help here too.
8. Register and follow up
Register the sale deed at the sub-registrar office, then apply for patta transfer into your name and keep copies of every document.
