What makes land “commercial”?

Land is commercial when the planning authority allows commercial use there, not because a seller calls it commercial. In Coimbatore, the Master Plan 2041, released in July 2025, maps land use to individual survey numbers across the Local Planning Area. Outside that area, DTCP and local body rules apply. Ask for the land use in writing and check whether your use (retail, office, hotel, hospital, fuel station) is permitted, permitted with conditions, or not allowed.

  • Hold for appreciation: simplest, but the land earns nothing while you wait, and property tax still applies.
  • Ground lease: lease the land to a business that builds its own structure. Draft the lease carefully on term, renewal and handover.
  • Build to rent: construct a showroom or office and lease it. Higher returns, higher risk and capital.
