Step 4: The lease

  • Term, lock-in and renewal: match the lock-in to your contracts with customers.
  • Rent basis and escalation: confirm the area on which rent is charged and model escalation over the term.
  • Repairs: roof, structure and flooring are usually the owner’s responsibility; day-to-day upkeep the tenant’s.
  • Insurance: the owner insures the building; you insure your stock and equipment.
  • Racking and alterations: right to install racking, mezzanines and docks, and what must be removed at exit.

  • GST on rent: renting a warehouse (other than for agricultural produce, which has separate exemptions) is generally taxed at 18%. A registered landlord charges it; if the landlord is unregistered and you are registered, you usually pay under reverse charge.
  • Additional place of business: every warehouse where you store goods should be added to your GST registration as an additional place of business, with the lease and ownership documents.
  • Input tax credit: GST paid on rent is generally available as credit for business use.

Do a joint inspection with photos, note meter readings, test fire systems and shutters, and agree a snag list with deadlines before you move stock in.
