What the Local Planning Area is

Under the Tamil Nadu Town and Country Planning Act, 1971, the government notifies Local Planning Areas around growing towns and cities, with a Local Planning Authority to prepare and enforce a master plan. The Coimbatore LPA has existed for decades. Its first master plan was approved by the government in G.O.Ms.No.661, Housing and Urban Development Department, dated 12 October 1994, and was reviewed in 2011. Coimbatore Corporation’s description of that plan puts the LPA at about 1,276 sq km, covering the Corporation, 31 town panchayats and 55 revenue villages across the Coimbatore, Palladam and Mettupalayam taluks.

Press coverage at the launch reported a population projection of around 60 lakh for the planning area by 2041 and a proposed metro network of about 147 km. These are planning projections and proposals, not commitments with dates, so treat them as direction rather than certainty.

Land use zones and why they matter

A master plan divides land into zones such as residential, commercial, industrial, institutional, and agricultural or green zones, with rules for what each allows. Reports on the 2041 plan describe industrial clusters (for example around Sulur and Arasur), IT and institutional growth in areas such as Saravanampatti and Peelamedu, and transit-oriented development along proposed metro corridors. The official plan maps and zoning regulations are the authority, not summaries.

  3. Look for road and corridor proposals passing through or next to the plot. A proposed road widening can reduce the usable plot or require setbacks.

Prefer approved layouts and projects in residential zones with clear access.
